How a free inspection actually goes
No sales visit disguised as an inspection. Four steps, and you can stop after any of them.
You call or send the form
We ask what you are seeing, when it started, and whether water is coming in right now. That tells us how fast we need to be there.
We come out and look properly
Full exterior walk. Attic check where there is safe access. Photographs of every area of concern, not only the one you called about.
You get it in writing
Findings, photographs, and a plain split between what is urgent, what should be watched, and what is fine as it is.
You decide, not us
If a repair makes sense we quote it by area. If your roof does not need work yet, we say so and you owe us nothing.
Roofs fail differently in Southwest Florida
Three things put a Lee County roof under load that a roof in Ohio never sees. Knowing which one is acting on your roof is most of the diagnosis.
Wind uplift, not just rain
Damage usually starts at the edges. Wind gets under a shingle tab or a ridge cap, breaks the factory seal, and the tab lays back down. From the driveway the roof looks untouched. It is no longer sealed, and the next driving rain goes underneath it rather than over it.
Underlayment ages faster than what covers it
On a tile roof the tile can still be in good condition while the underlayment beneath it has reached the end of its service life. That is the single most common reason a tile roof that looks fine from the ground is not fine, and it is why an inspection that never leaves ground level tells you very little.
Salt air and standing heat
The closer you are to the water, the faster fasteners, drip edge and flashing corrode. Attic temperature accelerates everything above it. Two identical roofs, one in Bonita Springs and one ten miles inland, do not age at the same rate.
One rule worth knowing before anyone quotes you a full replacement.
Florida’s building code used to say that if more than 25% of a roof was repaired in a 12 month period, the whole roofing system had to be brought up to current code. Since SB 4-D took effect in May 2022 that no longer applies to a roof that was built, repaired or replaced to the 2007 Florida Building Code or later, which in practice means roofs permitted after 1 March 2009. On those roofs, only the repaired portion has to meet current code.
If your roof is newer than that and someone tells you the 25% rule forces a full replacement, ask them to show you where it says so.

Is the inspection really free?
Yes. We do not charge for the inspection or for the written report, and there is no obligation to book work with us afterwards. If your roof is fine, we will tell you it is fine and put that in writing, which is a useful document to have at policy renewal.
How fast can you get here?
For a scheduled inspection, typically within 24 to 48 hours of your call. If water is actively coming into the house, say so when you call and we will treat it accordingly.
Do I need a permit to have my roof repaired?
In Lee County a permit is required to replace, repair or re-cover a roof, and we pull it. Product approval numbers for the materials have to be filed with the application. On residential re-roofs a Roof Inspection Affidavit is required before the final inspection, and a permit that goes 180 days without an inspection expires.
Should I file an insurance claim?
Sometimes yes, sometimes no. It depends on the cause of the damage, the age of the roof, and your deductible. We will give you the repair number first so you can decide with real information, and we will say plainly if we think the repair costs less than your deductible.
One thing worth knowing: under Florida law, notice of an initial or reopened property insurance claim generally has to be given within one year of the date of loss, and a supplemental claim within 18 months. It is not something to sit on.
Can you repair one section, or do I need a whole new roof?
Most of the time, one section. We quote repairs by area. A full replacement is a real recommendation when the covering or the underlayment has reached the end of its life across the whole surface, or when independent failures are appearing in several places at once. It is not our default answer.
Do you work on tile, shingle and metal?
Yes. Tell us which you have when you call. Tile inspections take longer and need different footwear and a different walking technique, because the fastest way to damage a tile roof is to walk it carelessly.
