We won't guess
your roof's price.
Anyone who gives you a number over the phone is either quoting a job they haven't seen or quoting one they intend to revise. What we can do is explain exactly what the number is built from, so you can compare quotes properly.
The inspection and the estimate are free. The estimate has its assumptions written down, so you can see which bits could move and why.

What drives the number
Six things, in roughly this order of impact.
What's underneath
The single biggest unknown on any tile roof. Sound deck and sound underlayment is one job; delaminated plywood across a slope is a completely different one. Nobody can price this accurately until part of the roof is open, and any quote that pretends otherwise has a change order built into it.
How much has to come off to reach the problem
Tile has to be lifted in courses working up the slope. A leak at the fifth course from the eave costs more to reach than one at the first, even though the repair itself is identical.
Whether the material is still made
Matching a current profile is straightforward. Matching a discontinued one may mean sourcing salvage, or relocating tile from a less visible slope. That's labour, and it's the honest reason some small repairs aren't cheap.
Access
Two storeys, a steep pitch, a screened cage, a seawall, a narrow side setback, no room for a dumpster. All of it is time, and time is most of the cost of a roof.
Code work triggered by the job
Under s. 553.844(5), Florida Statutes, a roof built to the 2007 Florida Building Code or later only needs the repaired portion brought to current code. An older roof can be pushed into a full replacement once a repair passes 25% of a roof section. Permit history, not damage size, often decides which quote you get.
Permit and inspection
Lee County permitted work carries fees and inspection time. It should be a visible line in your quote, not a surprise at the end.
Comparing two quotes
Four questions that explain most of the gap.
What underlayment, exactly?
Ask for the product, not the category. Self-adhered versus mechanically attached, and what temperature rating. This is the layer that actually keeps water out of a tile roof, and it's the easiest place to quietly save money.
Is deck replacement included or extra?
And at what rate per sheet. Every honest quote treats this as a provisional item, because nobody knows until the tile is off. The question is whether the rate is stated up front.
What's the fastening schedule at edges and corners?
Wind uplift concentrates at perimeters. The fastening pattern in those zones is where a roof is won or lost, and it's invisible once the job is finished.
Is the permit in the number?
It should be, and so should the inspections. If it isn't, the two quotes you're comparing aren't the same job.
Roof replacement costs in Fort Myers, and how to read the quote
What we won't do on price. We won't offer to waive, absorb or rebate your insurance deductible. Under s. 489.147, Florida Statutes, a contractor who knowingly pays, waives or rebates all or part of a deductible with intent to injure, defraud or deceive commits insurance fraud — a third-degree felony — and the same statute prohibits offering a rebate, gift card, cash or other thing of value in exchange for a roof inspection or a claim.
If another contractor offers you any of that, they have just told you something important about how they run their business.

Money questions, answered straight
Why won't you give me a price over the phone?
Because we'd be guessing, and the guess would be wrong in one of two directions — either low enough to be a bait number, or high enough to lose the job we'd have been happy to do. What we will do on the phone is tell you the range of things it could be and what would push it either way.
Do you charge for the estimate?
No. Inspection, photographs, report and estimate are free.
Is the cheapest quote usually the problem?
Not always — but compare what's in them, not just the bottom line. The common gaps are underlayment specification, whether deck replacement is included or priced as an extra, whether the permit is in the number, and how many fasteners per tile at the edges and corners. Those four things explain most of the difference between two quotes for the same roof.
Will you price-match another roofer?
We'll happily look at another quote and tell you honestly where the difference is coming from. What you should never accept is a number that drops while something quietly leaves the scope to pay for it.
Do you offer financing?
Ask before you sign anything. What we won't do is fold a finance arrangement into the price in a way that makes the price hard to compare.
