The published ranges, and what they are good for

National cost sites put a Florida roof replacement in a wide band. HomeAdvisor's Florida figures, for example, run from about $3.50 to $10.50 per square foot installed, or roughly $7,000 to $21,000 for a 2,000-square-foot roof, with concrete tile on a roof that size at around $20,000 to $30,000 and clay tile a little higher. Metal spans the widest range of all, because "metal roof" covers everything from exposed-fastener panels to standing seam.

Treat those as orientation, not a quote. They are statewide averages, and Fort Myers prices went up after Hurricane Ian and have not come all the way back. Published 2026 estimates for the city sit above the statewide figures, especially for tile. What the ranges are good for is spotting a quote that is wildly out of line in either direction, and asking why.

How roofers measure: squares, not floor area

Roofing is priced by the square, which is 100 square feet of roof surface. Your roof's surface is not the same as your home's floor area. Pitch, overhangs, porches and garages all add to it, so a roof is usually noticeably bigger than the house it sits on. When you compare quotes, compare the number of squares each one assumed. If they differ a lot, one of them measured wrong.

What moves the number most

The covering. Shingle is the least expensive to buy and install. Tile and standing-seam metal cost more per square, and tile is heavy, so tearing it off and hauling it away costs more too.

What comes off. One layer of shingle is a quick tear-off. Tile, or more than one layer, is not.

The deck. Rotten or delaminated sheathing has to be replaced, and nobody knows how much until the roof is open. A good quote prices it per sheet rather than guessing a total.

Pitch and access. Steep roofs need more safety equipment and go slower. A two-story house with a pool cage on one side and a canal on the other is a different job from a single-story ranch with a driveway.

Details. Every skylight, chimney, vent, wall junction and valley is labor. A cut-up roof with lots of them costs more than a simple one of the same size.

Code work. On a re-roof in Florida, the deck is re-nailed to current standards and a secondary water barrier goes down. Those are not upsells; they are required, and they are part of why a Florida roof costs more than the national averages.

Permits and paperwork. Every replacement in Lee County is permitted work, pulled by the contractor. Some jurisdictions also want a recorded Notice of Commencement above a set value; the City of Cape Coral's re-roof guideline, for example, asks for one at $2,500 or more. Older Cape Coral homes also need a sheathing inspection or affidavit.

Reading two quotes side by side

Most of the difference between two quotes for the same roof comes down to a handful of lines. Put them next to each other and check:

The number of squares, and whether waste is included.

The underlayment, by name. Florida allows more than one way to build the secondary water barrier, and they do not perform alike. A quote that just says "underlayment" has not told you what you are buying. The three methods, explained.

The price per sheet of decking, and how many sheets are included, if any.

The edge and corner fastening. Wind damage starts at edges and corners, and that is where the fastening schedule should be heavier.

Flashings and drip edge: new, or reused.

Permit, inspections and disposal: included, or extra.

Warranties: the manufacturer's material warranty and the contractor's own workmanship warranty are two separate things, and the second one is the one that covers installation mistakes.

The cheapest quote is not automatically the problem, and the most expensive is not automatically the best. The one that names everything is usually the one to trust.

Before you replace: is it actually time?

A leak does not mean a new roof. Plenty of roofs that get quoted for replacement need a repair, and a sound shingle roof that is drying out may be a candidate for rejuvenation to buy a few more years. Florida's 25 percent rule also matters less than it used to on roofs built to the 2007 code or later. How the rule works now.

On the other hand, if your insurer is pushing on a roof that is 15 or more years old, the decision may be partly made for you, though Florida law does give you an inspection route first. The 15-year roof rule, explained.

Why we will not put a number on your roof from here. Because it would be a guess, and you would be right to be annoyed when it was wrong. What we will do is look at the roof for free, measure it, photograph it, and give you a written price with the materials named and the assumptions written down. How we price the work.

Paying for it

If storm damage is part of the picture, the claim comes first, and a roofer is not allowed to negotiate it for you. What a roofer can and cannot do on a claim. If it is age and wear, it is not an insurance matter, and the question becomes timing: replace now, repair and plan, or treat the roof and budget for a replacement in a few years. The inspection report is meant to make that choice easier, not to make it for you.
