Roof rejuvenation & restoration · Lee County, Florida
More years from
the roof you have.
Rejuvenation for asphalt shingle roofs that are drying out, and restoration for tile, metal and flat roofs that are worn rather than failed. Arranged through a licensed contractor, and only after a free inspection says your roof is worth treating.
Not every roof qualifies. If yours is past the point where a treatment helps, the report says so in writing, and you get a repair or replacement price instead of a spray you did not need.

Three different jobs
Rejuvenation, restoration and replacement are not the same thing.
They get sold as if they were interchangeable. They fix different problems on different roofs, and picking the wrong one is how people pay twice.
Roof rejuvenation: asphalt shingles only
A plant-based oil, usually soy-derived, sprayed onto shingles that have started to dry out. Asphalt loses its lighter oils to heat and sun, goes brittle, and starts shedding the granules that protect it. The treatment puts oil back into the asphalt so the shingle bends instead of cracking and holds its granules longer.
Product makers commonly claim around five years of added life per application, with retreatment after that. Their written warranties are usually narrower than the marketing: typically that the shingles stay flexible, with a retreatment if they do not. Long-term independent field data is still thin, so treat the five years as a target rather than a promise.
Roof restoration: tile, metal and flat roofs
Bringing a worn roof back to sound condition without replacing it. On tile that means soft cleaning, replacing cracked and slipped tile, re-bedding loose ridge and hip, and resealing flashings and penetrations. On metal it means dealing with corrosion at fasteners and seams, replacing backed-out or rusted fasteners, and where the panels are sound, a coating system. On low-slope and flat roofs it is usually an elastomeric coating over a membrane that is aged but still intact.
Replacement: when the waterproofing itself has gone
Neither treatment fixes underlayment that has failed, a deck that has gone soft, or a roof with leaks in several places. On a Florida tile roof in particular, the membrane under the tile is what expires, and no amount of cleaning the tile changes that. When that is the real problem, the honest answer is a lift-and-relay or a replacement, and the report will say so.
How it is decided
Inspect, repair, clean, then treat.
In that order. A treatment sprayed over an unrepaired roof just makes an old problem look newer.
A free inspection, with a straight answer
Granule loss, cracking, curling, soft spots in the deck, flashing condition, and the attic where there is safe access. The report says whether the roof is a candidate for rejuvenation or restoration, and if not, why not.
Repairs before anything else
Missing or cracked shingles and tile, lifted flashing, failed pipe boots and exposed fasteners get fixed first. A treatment does nothing for any of them.
Cleaning that does not damage the roof
Debris blown off and algae dealt with by low-pressure soft washing. High-pressure washing strips granules from shingles and can crack tile, which does more harm than the treatment can undo.
The treatment, and the paperwork
Applied in dry weather, with the product named in the quote and the warranty terms in writing. You get photographs before and after, and a note in the report of when the roof should be looked at again.
Good candidates, and roofs we would talk you out of treating
A good candidate for rejuvenation is an asphalt shingle roof in the back half of its life that is still basically sound: most of the granules still there, shingles starting to stiffen or curl slightly at the edges, no active leaks, and a deck that is solid underfoot. It also suits someone who wants a few more years out of the roof before replacing it, for example because they plan to sell, and would rather not spend replacement money now.
A poor candidate is a roof with bald patches where the granules have gone, shingles that are cracking through or coming apart in layers, more than one leak, or soft decking. Oil cannot put granules back or reattach a shingle that has lost its seal. Spraying a roof like that buys you very little and delays a replacement you are going to need anyway.
On tile, metal and flat roofs, the same logic applies. Restoration makes sense when the covering is sound and the problems are on the surface or at the details. It does not make sense when the layer underneath has failed.
The insurance question. Under s. 627.7011(5)(d), Florida Statutes, a roof's age for insurance purposes runs from the last date 100 percent of it was built or replaced. A rejuvenation treatment or a coating does not change that date.
If your carrier wants a roof that is 15 or more years old replaced, the route the statute gives you is an inspection by an authorized inspector showing at least five years of useful life remaining. A treatment may help keep a roof in that condition. It does not reset the clock, and anyone who tells you it does is selling something.
Before anyone sprays your roof
Five questions worth asking.
These apply to us as much as to anyone else who quotes you for this work.
Which product, exactly?
Ask for the brand and the technical data sheet. A reputable applicator hands them over without fuss. If nobody can tell you what is going on your roof, that is your answer.
What does the warranty actually cover?
Usually that the shingles stay flexible, and a retreatment if they do not. Usually not leaks, and not the roof as a whole. Read it before you sign rather than after something goes wrong.
What happens to my shingle manufacturer's warranty?
The asphalt roofing industry cautions against field-applied coatings on shingles, and no major shingle manufacturer endorses rejuvenation sprays. On a roof old enough to need treatment, the original warranty is often prorated or close to expiring anyway, but check your own terms before you decide.
How will the roof be cleaned?
The right answer involves low pressure. The wrong answer is a pressure washer.
What repairs are included, and what will I pay for separately?
Broken shingles, failed boots and lifted flashing have to be fixed before treatment. The quote should say whether that is in the price.
By roof type
What restoration means on each roof.
Tile roof restoration
Cleaning, replacing broken tile, re-securing slipped tile, re-bedding ridge and hip, and resealing around vents and walls. It makes a tile roof look and shed water like it should. It does nothing for the underlayment beneath, which is the part of a Lee County tile roof that actually wears out. If the membrane is near the end, restoration is money spent on the wrong layer. Older and discontinued tile also raises the matching question; here is how matching works.
Metal roof restoration
Salt air works on fasteners and cut edges first, especially closer to the Gulf. Restoration means replacing corroded or loose fasteners, treating rust before it spreads, resealing seams and laps, and on sound panels, a coating system rated for the roof. Coatings are not a cure for panels that have rusted through.
Flat and low-slope roof restoration
An elastomeric coating can extend an aged membrane that is still attached and still dry underneath. It cannot fix wet insulation, ponding caused by bad drainage, or a membrane that has come loose. Those need finding before anyone coats over them, which is why the inspection comes first.
Shingle roof rejuvenation
The treatment described at the top of this page. Best on architectural shingle that is aging normally, not on a roof that is already failing.
Rejuvenation and restoration
Questions people ask before they decide
How long does roof rejuvenation last?
Manufacturers commonly claim around five years per application and suggest retreating after that, typically up to three times. Independent long-term field data is limited, and Florida heat and sun are hard on asphalt, so plan on it buying you time rather than guaranteeing a set number of years.
Is roof rejuvenation worth it in Florida?
On the right roof, it can be. If your shingle roof is sound and you want a few more years from it, a treatment costs a fraction of a replacement. But the commonest shingle failures here are wind lifting edges and underlayment giving out, and oil does not address either. On a roof near the end of its life, put the money toward the replacement instead.
Will rejuvenation fix a roof leak?
No. Leaks almost always come from flashings, penetrations, valleys or missing material, and all of those need a proper repair. A treatment goes on after the repairs, never instead of them.
Does a treatment help with my insurance?
It does not change your roof's age. Florida law measures that from the last full replacement. What can help is a documented inspection showing the roof's condition and remaining useful life, which is the route s. 627.7011(5) gives you if a carrier is pushing to replace a roof that is 15 or more years old.
What does roof rejuvenation cost?
Industry sources commonly put a single treatment at roughly 15 to 25 percent of what a replacement would cost, before any repairs. Your actual price depends on the roof's size, pitch, condition and what needs fixing first, so it gets priced after the inspection, with the product and the warranty named.
Can a tile roof be rejuvenated?
Not in the same way. Rejuvenation oils are made for asphalt. Tile gets restored instead: cleaned, repaired, re-bedded at the ridge and resealed at the details. Whether that is worth doing depends on the underlayment under the tile, which is what the inspection checks.
Does restoration need a permit?
Some restoration work is permitted work and some is not, and it depends on the jurisdiction and the scope. The contractor confirms it for your address before quoting, and pulls any permit the job needs. You do not.
