Common questions · Lee County, Florida
Questions people
actually ask.
Including the ones roofing companies tend to avoid answering in public — what the law says about claims, what a repair really costs to do properly, and how to check whether we are who we say we are.
Not here? Call and ask. If the answer is useful to other people, it ends up on this page.

Sorted roughly by how often we get asked.
Is the roof inspection really free?
Yes — the visit, the photographs and the written report, with no obligation to book work afterwards. About half the roofs we look at don't need what the caller assumed they needed, and finding that out on a free visit is a better business than arguing about it later.
Can you repair part of a tile roof, or does the whole thing have to go?
Usually just the part. Under s. 553.844(5), Florida Statutes, if your roof was built, repaired or replaced to the 2007 Florida Building Code or later, only the repaired portion has to meet current code — even where the repair covers more than 25% of a roof section. Older roofs can be pushed into a full replacement. Permit history is worth checking before anyone quotes.
How long does a roof last in Southwest Florida?
Honestly, it depends more on the underlayment than the tile. Concrete and clay tile can outlive the roof it's sitting on. The underlayment beneath is what actually keeps water out, and that's what ages — faster in full sun, faster near salt water. Which is why a roof can look perfect from the street and be finished.
Do I need a permit for roof work in Lee County?
For anything beyond a very minor patch, yes — and the contractor pulls it, in their name. If a roofer asks you to pull an owner-builder permit for their work, that is a significant warning sign.
How long do I have to file a hurricane claim in Florida?
Under s. 627.70132, Florida Statutes: one year from the date of loss to give notice of a claim or a reopened claim, and 18 months for a supplemental claim. For a hurricane the clock starts at landfall; for other weather events, on the date verified by NOAA.
Can a roofer handle my insurance claim?
No. s. 626.854(16), Florida Statutes says a licensed contractor may not advertise, solicit, offer to handle, handle or perform public adjuster services unless licensed as a public adjuster. The damage can be documented thoroughly. Negotiating the claim is for you, a licensed public adjuster, or an attorney.
Will you waive my deductible?
No, and nor should anyone. Under s. 489.147, Florida Statutes, knowingly paying, waiving or rebating an insurance deductible with intent to injure, defraud or deceive is insurance fraud and a third-degree felony.
My roof looks fine from the ground after the storm. Should I still check?
Yes. The common failure after wind isn't tiles on the lawn — it's fasteners pulled at an edge, underlayment torn where you can't see it, or flashing lifted a quarter of an inch. None of that shows until the next heavy rain.
Do you match existing tile?
We try, and we'll tell you honestly how close we got. Discontinued profiles are the hard case. Sometimes the best answer is taking matching tile from a less visible slope and putting the new tile there instead.
How do I check a Florida roofing contractor's licence?
Through the Florida Department of Business and Professional Regulation's licence search. Ask for the number, look it up yourself, and check the certificate of insurance by calling the carrier directly rather than a number the contractor supplies. Do that with us too.
Do you do full roof replacements?
Yes, when replacement is genuinely the right answer — wide areas of soft deck, underlayment that has failed across a slope rather than in one spot, or a repair cost close enough to replacement that replacement is plainly the better buy. You get the photographs that led there.
What areas do you cover?
Fort Myers, Cape Coral, Estero and Bonita Springs. If you're just outside, call and ask — you'll get a straight yes or no rather than a booking we can't service well.
Still not sure? Have it looked at.
Free inspection, photographs of everything, and a written report. No obligation either way.
